Description
A classic Swiss chalet with the charm of the 60s. Rustic and exclusive furnishings , contemporary complements and modernised.
Children are especially welcome and up to 2 dogs are allowed (see AGB)
Our small country house at 1123 m.a.s.l. is situated on a large meadow and faces south.
The skis are already strapped on at the property and then you are virtually already on the slopes! Hopp-On-hopp-off
The same applies in summer for downhill bikers and mountain hikers, so that you can do without a car during your holiday.
Unobstructed view over Flims and mountain panorama. A large enclosed garden so that no dog gets lost and of course a safe place for children to build igloos or play football... A covered car parking space and a parking space in front of the house.
Not 5 minutes to the bakery and the village.
Living area of 120m² and space for 5 adults plus small cot (on request)
On the ground floor there is a ski room or space for MTB, sledges and luggage are also well kept there. At the same time, a small table tennis table can be set up there for an active end to the day.

There is a small but fully equipped kitchen with a view of the Flimser Stein. Next to it is the dining room, where you are greeted by the sunrise in the morning. There is a modernised bathroom with WC, bathtub (shower bar + grab rails) and hairdryer. There is also another separate WC. A compact room with bunk bed (2 pers.) , a large bedroom with double bed and fixed mattress. Then there is the small favourite room, where there is a super cosy recamiere. There you can retreat to read a book or just chill out with the xxl panorama. The recamiere can be converted into a full-size bed with a flick of the wrist.
The living room is furnished to a high standard and has been tried and tested by children. The view is sensational, of Flims, the valley station, the magnificent landscape. The youngsters will perhaps prefer the cosy armchairs and the 48" TV or indulge in the free WLAN.
When you end the day with a glass of wine and an open fire, you will know that you have made the right choice
Relaxing in the fresh mountain air and letting yourself be pampered by the sun is best done on our large balcony
The house is already a non-smoking area, but the balcony is truly not the worst place to indulge your vice
Dogs can be kept in the house and in the garden the animals can get some fresh air for a while. Another area of the garden can also be partitioned off!
Another access is through the upper garden to the front door, with only 2 steps also suitable for seniors.

Location and surroundings of object
Villa Allegria in Flims is located on the upper edge of the old village centre. Accordingly, Flims village is within easy walking distance for small children, as well as for older gentlemen. Below the house, as a great feature, lies a beautiful open meadow that extends all the way to the valley station. The access road to the house is easily passable in all weather conditions.

- Rücktritt + Stornierungsbedingungen: Ein Rücktritt vom Mietvertrag ist immer möglich. Die Rücktrittserklärung muss schriftlich erfolgen per Email, Fax oder Post. Je nachdem wie kurzfristig dies erfolgt, erhebt der Vermieter eine entsprechende Entschädigung. Bei Rücktritt jeder Art 100,- CHF erheben wir eine Unkostenpauschale. Hinzu kommt bei Rücktritt innerhalb 6 Monate zusätzlich 3% Einbehalt der Warmmiete für erweiterte Unkosten. Weiter kommt bei hinzu -Rücktritt innerhalb 10 Wochen vor Mietbeginn 20% Einbehalt der Warmmiete, volle Anrechnung bei Umbuchung -Rücktritt innerhalb 6 Wochen 45 % Einbehalt der Warmmiete, hälftige Anrechnung bei Umbuchung -Rücktritt innerhalb 3 Wochen 70% Einbehalt der Warmmiete zzgl. Kurtaxe, keine Anrechnung bei Umbuchung -Rücktritt innerhalb 1 Wo 90% Einbehalt der Warmmiete zzgl. Kurtaxe, keine Anrechnung bei Umbuchung ABER: Sie haben die Möglichkeit, bei Rücktritt auch einen Ersatzmieter zu suchen. Sollten Sie einen Ersatzmieter stellen können, muss dieser innerhalb der gesetzten Fristen und Zeiten in den Mietvertrag eintreten. Zeitpunkt und Dauer des Aufenthaltes müssen identisch sein. Die Rückerstattung der Miete durch den Vermieter erfolgt dann innerhalb 14 Tagen.

After the painful experiences from the pandemic, we have adopted a stricter cleaning concept.
We use hygienic cleaners in the house, cleaning staff wear face masks and air the rooms extensively between rentals!
On request, a contactless handover and return can be carried out.
