Villa Kortini, newly built and completed in October 2018, is a modern and luxuriously furnished holiday home. It has a private and heatable saltwater pool (8x4m), 3 bedrooms, each with private bathroom (en suite) and private balcony. The architecture of the villa is designed in such a way that you have a beautiful view of the Atlantic Ocean from every bedroom. Each bedroom has a very spacious wardrobe and in the master bedroom there is also a large television. The house has a modern and fully equipped kitchen and a bright, light-flooded living and dining area. Through the large panoramic windows you have direct access to the terrace with pool. Here you have the possibility to barbecue, eat outside or just relax on the comfortable deck chairs
Around the house there is a small garden. There is enough space for your vehicle on the grounds of the villa.

The use of the pool heating should be requested at least one week in advance. Should it be requested after arrival at the villa, the minimum charge is for one week, payable from the date of arrival.

Location and surroundings of object
Villa Kortini is quiet yet centrally located. In only 5 minutes you reach the sandy beach of Calheta. On the promenade of the small harbour you will find numerous restaurants, opposite the hotel a big supermarket.
In just a few minutes you can reach one of the countless levada walks. The island capital Funchal can be reached in about 30 minutes, the airport in about 45 minutes.
Cafés, bars and small supermarkets are close by and within walking distance.

Cancellation terms:
- Free cancellation option until 90 days before the day of arrival.
- 1. Vertragsabschluss Die vorläufige Reservierung des Ferienhauses durch mündlichen oder schriftlichen Kontakt zwischen Gast und Vermieter bedarf einer schriftlichen Bestätigung, um für beide Seiten verbindlich zu sein. Der Vertrag wird mit Zahlung der vereinbarten Anzahlung gemäß Angebot rechtsgültig. 2. Zahlungsbedingungen Mit Erhalt Ihrer Buchungsbestätigung/Reservierung werden 40% des im Angebot genannten Mietpreises als Anzahlung fällig. Die Anzahlung ist innerhalb von 7 Bankarbeitstagen nach Erhalt der Buchungsbestätigung/ Reservierung zu begleichen und wird auf den Gesamtpreis angerechnet. Geht die Anzahlung in Höhe von 40% des Gesamtmietpreises nicht innerhalb von 7 Bankarbeitstagen nach Erhalt der Buchungsbestätigung/Reservierung beim Vermieter ein, kann das Ferienhaus anderweitig - ohne weitere Nachfrage - vergeben werden. Der Restbetrag von 60% des Gesamtmietpreises muss spätestens 30 Tage vor Anreise auf dem Konto des Vermieters eingegangen sein. Sollte der Restbetrag nicht fristgemäß auf dem Konto des Vermieters eingegangen sein, erhalten Sie umgehend eine Zahlungserinnerung. Hiermit erhalten Sie die Möglichkeit, den Restbetrag innerhalb von 2 Bankarbeitstagen zu begleichen. Sollte der Betrag innerhalb dieser Frist nicht auf dem Konto des Vermieters eingegangen sein, gilt der Vertrag automatisch als vom Mieter storniert, in diesem Fall ohne Anspruch auf jegliche Rückerstattung. Im Mietpreis enthalten sind alle pauschal berechneten Nebenkosten und Steuern. Vom Mieter gewünschte Zusatzleistungen (z.B. die Beheizung des Pools) werden gesondert berechnet und sind am Anreisetag in bar zu begleichen. 3. Rücktritt durch den Mieter Tritt der Mieter nach erfolgter Buchung vom Vertrag zurück, gelten die unter Punkt 6 aufgeführten Stornierungsbedingungen. Die Stornierung des Vertrages muss in schriftlicher Form erfolgen. Gründe für die Stornierung sind unerheblich. Wir empfehlen Ihnen den Abschluss einer Reisekosten-Rücktritts-Versicherung. 4. Rücktritt durch den Vermieter Der Vermieter kann das Vertragsverhältnis kündigen, wenn der Mieter die vereinbarten Zahlungen (Anzahlung, Restzahlung) nicht fristgemäß leistet (siehe Pkt.2) oder die Hausordung missachtet. Dieses muss in schriftlicher Form erfolgen. 6. Stornierungsbedingungen - länger als 90 Tage vor Ankunftstag – kostenlos - bis 90 Tage vor Ankunftstag - 40% der Gesamtsumme - bis 60 Tage vor Ankunftstag - 70% der Gesamtsumme - bis 30 Tage vor Ankunftstag - 90% der Gesamtsumme Wir empfehlen unseren Gästen eine Reisekosten-Rücktritts-Versicherung abzuschließen. 7. Aufhebung des Vertrags wegen außergewöhnlicher Umstände Im Falle einer Absage von unserer Seite, in Folge höherer Gewalt oder anderer unvorhersehbarer Umstände (wie z.B. bei Unfall oder Krankheit der Gastgeber) sowie andere nicht zu vertretende Umstände die Erfüllung unmöglich machen, beschränkt sich die Haftung auf die Rückerstattung der Kosten. Bei berechtigtem Rücktritt entsteht kein Anspruch des Gastes auf Schadensersatz - eine Haftung für Anreise- und Hotelkosten wird nicht übernommen.

Dream house
This house is the best we have ever rented and there are quite a few. It is perfect and you feel at home. Everything you could want is there. The Kort family are wonderful hosts. Thank you for a wonderful holiday.
