Both bathrooms are equipped with toilet, bidet, washbasin, shower. In bathroom 1 there is a washing machine and 1 hairdryer.
In the kitchen-living room there is a fully equipped kitchen with gas cooker, oven, dishwasher, microwave with grill, toaster, fridge with freezer, dining area with 2 tables for up to 10 people, 6 chairs (4 additional folding chairs are in the downstairs bedrooms), wall-mounted stereo with radio/CD/USB/Bluetooth, TV, DVD player and new! Air conditioning. New! From now on internet with WLAN.
In the house there are three floor fans in the bedrooms and two radiators (oil radiator and panel radiator) for cooler days. The radiators are available for 50,-€ per week if required.
Terrace 1 has a cosy seating area, Terrace 2 (in front of the kitchen/living room) is ideal for outdoor dining. There are also 4 relaxation loungers for relaxing in the garden.
The garden and outdoor area of Villa Rosmarino have a size of about 190 m². In the outdoor area there is a brick barbecue for cosy barbecue evenings.

Location and surroundings of object
The villa is located on a hill, a little outside Calasetta, a small, pretty town on the island of Sant Antioco, with 2700 inhabitants. Sant Antioco is connected to the main island by a dam and can be reached quickly by car.
The location is extremely quiet, but the beach and town center are within a few minutes. A private path, only for the residents, leads directly to the Spiazzia di saline and can be reached on foot in 11-12 minutes. By car you are in 3 minutes there. The beach of Spiaggia di saline is very fine and ideal for children, as the water remains flat for a long time.
In addition to beach holidays, the island of Sant Antioco is ideal for hiking and cycling. Also the visit of the two cities Calasetta and Sant Antioco is worthwhile. From the port of Calasetta there is a ferry service to Carloforte on the island of San Pietro (30 min.) Which is a popular destination for hikers as a nature reserve. In Carloforte there are excellent restaurants, which are not unknown even in promising trips. Johnny Depp, Tom Cruise, the Fiat clan and the Bulgari family were there already guests.
The garden and outdoor area of Villa Rosmarino have a size of about 190 m². In the outside there is a brick barbecue for cozy BBQ.

Simply perfect!
Very nice and well-kept holiday home. Quiet location on the outskirts of town. The holiday home fully met our expectations! Very nice contact with the landlord, as well as with Cinzia, the contact person on site. Thank you very much for the bottle of wine as a welcome gift. It was a fantastic holiday for us and we can highly recommend Villa Rosmarin without hesitation.

Ideal for vacation with children.
We spent nearly two very relaxed weeks with four adults and two children (four and six years old) in the very clean and well-equipped holiday home. The very friendly landlord provided us with all important information in advance and on site the also very friendly housekeeper greeted us, showed us everything and was always available for us if we had any questions or problems.
The location was wonderful for us. The one kilometer walk to the beach was easy to do with the children and there are many shopping opportunities, restaurants and bars in Calasetta. The nearest larger town, Sant'Antioco, is only a 15 minute drive away. We hope to be able to spend another vacation in this holiday home one day!

Great holiday with children
We (2 adults & 3 children aged 8 to 14) had a great time at Andreas' house. The house is super equipped and clean. The house manager is always available and very helpful. She also answered our questions about the area quickly and satisfactorily at all times. The house is located in a very nice residential area, quiet at the end of the street. Both the beach and the town can be reached after a 10 to 15 minute walk. The place is not too crowded and you can get everything you need. There are several restaurants and bars where you can enjoy the local cuisine. The beaches are an absolute dream. We liked the beach "Spiaggia La Salina" closest to the holiday home best. Shallow, turquoise water - great for kids!
We can only recommend a holiday in Calasetta and Andreas' great holiday home!

By car from Berlin to Sardinia - a modern adventure trip!
After a 2-day drive, with a stopover in Munich and a night ferry ride from Livorno to Olbia, we arrived on the island of Sardinia. With beautiful scenic impressions, we continued the journey and finally, after 300 km of driving, crossed the ancient connection from the mainland to the island of S. Antioco to reach Calasetta and the holiday home
The first exploration of the hilly surroundings rewarded us with unknown silence, a beautiful sunset and a wonderful distant view of the island of S. Pietro, whose village Calaforte, one should definitely visit by ferry from Calasetta
Afterwards we visited the holiday home and found confirmation of the extensive offer, everything was clean and tidy and even air conditioned in the kitchen and bedroom, so not too much promised.
As we have already experienced several Sardinia holidays and different accommodations and
since we have experienced several Sardinia holidays and different accommodations and got to know this holiday home shortly after purchasing it, we can only praise what the Regolin family has created for their holiday guests and themselves and offers for relaxed use.
By car and then on foot we experienced the ancient history of the island of S. Antioco,
as a historical part of Sardinia, at historical sites and legacies.
The island's capital Cagliari is about 90 km away and is also worth a visit, with many typical Italian impressions and historical legacies
Conclusion: Leave the city pace at home, enjoy the holiday, the climate and the Sardinian way of life, drink cappuccino/espresso and eat huge pizza in the maritime pizzeria "Nord-Ovest" in Calasetta.

Wunderschöner Urlaub
Das Haus liegt in ruhiger und schöner Lage. Am Ort ist alles zu finden, was man für den Urlaub benötigt (Läden, Restaurants, Dienstleistungen...). Die Strände am Ort und in direkter Umgebung sind wunderschön und bieten Wasser-, Bade- und Stranderholung pur. Das Haus ist komplett ausgestattet, so dass man es auch für den Alltag nutzen könnte. Bei Fragen steht vor Ort eine Ansprechpartnerin zur Verfügung, die alles möglich macht und auch der Vermieter war jederzeit erreichbar. Die Anlagen im Haus haben tadellos funktioniert und auch für die landestypische tägliche Wasserknappheit ist mit Zisterne und Pumpe vorgesorgt. Die touristische Infrastruktur am Ort ist überschaubar, wenn man bereit ist sich durchzufragen ist das eher angenehm. In der Hochsaison ist das Angebot begrenzt und Vorplanung/Reservierung für alle Vorhaben sinnvoll. St.Antioco und St. Pietro (mit der Autofähre gut erreichbar) können von diesem Standort aus sehr gut erkundet werden und sind einfach ein herrlicher Urlaubsort!

Leider nicht wie erwartet...
Wir haben gerade den Urlaub dort beendet und haben leider einige negative Punkte anzumerken. Das Haus als solches ist eigentlich schön, der Garten gut bepflanzt, leider ist im Garten schon länger nichts mehr passiert..hier muss dringend mal Kultur gemacht werden, sprich die Bäume geschnitten, altes Laub beseitigt werden...etc..Innen ist das Haus mit Max. 6 Personen zu bewohnen..mehr ist nicht zu empfehlen...großes Manko ist die Küche..egal welchen Schrank man öffnet kommt einen ein stark muffiger Geruch entgegen..leider..sämtliches Geschirr nimmt den Geruch in kurzer Zeit an..das geht gar nicht..wir haben nicht einmal in der Küche gekocht...hier ist eine Sanierung zu empfehlen um zukünftigen Ärger zu vermeiden...und von einer ordentlichen Grundreinigung, die 100 Euro kostet, war man weit entfernt..Des weiteren sollte (muss)sämtliches zusammengewürfeltes Geschirr und Besteck erneuert werden. Die Sauberkeit bei Ankunft war nicht befriedigend..die Räume waren nur gefegt, nicht gewischt. Der GrillRost im Aussenbereich nicht gesäubert, der Wäscheständer verrostet, die Wäscheklammern total verdreckt..Sauberkeit der Böden schlecht...ich möchte hier nicht alles schlecht reden..das Haus hat potential..aber es muss sich vernünftig gekümmert werden..so ist es nicht zu empfehlen...sorry...und wir hatten in der gesamten Zeit kein Fernsehempfang..warum auch immer..und W-lan gibt es auch nicht(was wir wussten)..aber auf Grund des schlechten Handyempfangs sollte dies für die Zukunft zur Verfügung stehen...
Fazit: Das Haus mit der Aussenanlage ist eigentlich schön, aber es ist hoher Wartungsstau entstanden..so kann man es nicht vermieten...Küche mit Geschirr muss erneuert werden..es muss Vernünftig betreut werden..wenn das alles umgesetzt wird steht einem Aufenthalt nichts im Wege...aber so macht es keinen Spaß...Umgebung und Strände sie zu empfehlen..

Leider eine ziemlich ungerechtfertigte Bewertung, da der Mieter vorher schon darüber informiert wurde, dass es aufgrund von Coronabestimmungen nicht möglich war Haus und Garten entsprechend vorzubereiten. Normalerweise sind wir im Frühjahr immer für einige Wochen dort um alles für die Saison fertig zu machen. Das ging in diesem Jahr leider nicht, was in erster Linie im Garten zu sehen war. Einige aufgeführte Mängel wurden im nächsten Herbst beseitigt, viele andere der angeführten Punkte sind dagegen völlig absurd, worauf ich auch gar nicht näher eingehen will.

Idyllic peace and relaxation pure
The Villa Rosmarino is located at the very end of a small street on the outskirts of Calasetta. There you have a beautiful view of the surrounding nature and the sea in the background. The garden of the house is beautiful and invites you to relax. The house is fully furnished, we didn't miss anything. The enchanting beach of Saline can be reached on foot in about 10 minutes. Even by car in a few minutes.
Calasetta is a pretty little town, with a harbor from which you can also reach the neighboring island of San Pietro by ferry. You should definitely visit the city of Carloforte there.
All in all, we felt very comfortable in Villa Rosmarino. Everything was neat, clean and very well maintained. We will definitely come back!
