The Italian style Villa on 2 levels is spacious (140 sqm.), located in a very peaceful and green residential area of single holiday homes. It has a huge garden of 1.200 sqm. with old pinion and palm trees, big size private pool of 13x6 and barbecue area. The ground floor has a bright and generous living room with separate dining area with access to the pool. an open plan kitchen with gas stove, fridge, coffee machine, dishwasher, etc. and a bathroom with shower. On the first floor there are 2 spacious bedrooms both with individual air conditioning, one with double bed and nice view to the garden, the second one with 3 or 4 sleeps. and access to a terrace with view to the pool and partial to the sea. There is also a second bathroom with tube. The villa is suitable for up to 6 people and offers much space for a very relaxed holidays in Mediterranean atmosphere. The sandy beaches of Anzio-Lavinio are approx.. 1 km, some good restaurants and shops are with in walking distance (4-500 m). The train station of Lido di Lavinio with hourly links to down town of Rome is approx. 4 km. There is a bus every 30 min. to the train station and also to the centre of Anzio. The area with its nice sandy beaches, the resort of Anzio with the fisher harbour full of open air fish and sea food restaurants, close to Rome offers multiple options for a very pleasant and interesting holiday in typical Italian Atmosphere.

The two fashionable mediterranean towns and sea resorts of ANZIO and NETTUNO with their lively life, tourist and fishing ports, shaded “piazzas”, many shops, old churches, open air restaurants and coffee shops are approx. 4-5 km from the house. The happy geographical location of Anzio at the doorstep of ROME enables you to explore the Capital and the Vatican City with their immense cultural wealth and art masterpieces. Many other attractive points are within reach: Popes’ Palace at Castelli Romani, the fountains of Villa d’Este at Tivoli, the Island of Ponza with its splendid protected marine park, Naples and Pompei etc. The area with its pinion-forests and the coast landscape offers a high recreational value and sporting activities: golf, tennis, horse riding, fisching, wind surf are available in Anzio and the surrouding. Anzio has a good train connection to Rome, that brings you in 50 minutes in the center of the city and from there you can use all metro and bus connections to discover the city.

Additional costs for energy, water, gas, bed linen: Euro 30,- per persons and week, swimming pool service from June to September Euro 75,- per week, air conditioning Euro 50,- per week. Final cleaning Euro 150,-. Terms and conditions: RENTAL PERIOD: weekly from Saturday to Saturday, minimum stay one week, in July and August 2 weeks. At the booking there is a down payment of 50% to be done by bank transfer. The rest of 50% are to be paid at house delivery up on arrival in Anzio together with the cautional deposit of Euro 300,-.
