La Madrugada (the dawn) is set, with other similarly large and exclusive individual villas, in a desirable residential location five to ten minutes by car, from the small coastal town of Moraira. Built on the top ridge of a pine covered hill straddling two valleys, south-west facing with all-day sunshine, it enjoys an elevated position affording stunning views of the various distant inland valleys and the Bernia mountain ranges which act as a backdrop to the most mesmerising sunsets. The style is Castellion, with interesting bright principal rooms taking full advantage of the surrounding countryside. The position and design enables the villa to keep cool during the summer heat. The property is well maintained and furnished in high quality modern furnishings. With the plot enjoying maximum sun hours each day, there are various terraces laid out for sitting/sunbathing should one wish to enjoy aspects of the gardens and views. A further, very large, 85' long lower terrace Secret Garden affords additional secluded, pine tree sheltered dining and enjoying distant views of the sea via the El Portet valley. The mature garden has been professionally landscaped with various Palms, Conifers, huge bustling Poplars, seasonal flowering trees and plants including the obligatory Geraniums and Bougainvillea. Accommodation - comprises of a bright, large triple aspect circular living room, well furnished, with a View Larger Map large Digital Satellite television*, DVD player, CD/radio/tape player and ceiling fan. Through an open arched doorway, there is a modern fully fitted kitchen. The tiled roof conservatory (more an observatory) has three double, tinted, windows which open fully and make it a perfect dining room at any time of the day or night. This room is well furnished with two new quality wicker armchairs and an attractive new modern dining suite. There are three bedrooms (2 double and 1 twin). The doubles (please note that one of them is accessed separately from the outside) have their own fully tiled en-suite shower rooms whereas the twin has a separate fully tiled shower room adjacent to it. Outside - At the pool level we have a separate indoor second kitchen Paellero which consists of a large barbecue, tiled worktops, sink, gas hob, convection microwave, small fridge and a dining table with four chairs. The pool terrace has a covered area for outside dining. There is an additional outside dining area in the Secret Garden, with views to the distant sea, and where you will find another built-in barbecue. IMPORTANT - Please note: The second double bedroom is at pool level accessed externally and separate from the main accommodation. Internet Access - A free ADSL broadband connection is available for guests' use. You must take your own laptop to connect up: the router can be accessed by cable or by wireless, instructions at the villa. IMPORTANT NOTE: This is a subscription service. However, it is not a guaranteed facility as the service could go down (possibly due to problems with connection, tampering by previous guests, etc). This facility is provided by the owner for your enjoyment and the local contact will not be able to help with technical assistance should you require it. We cannot be held responsible for any failure of the service by the telephone provider, as any repair to the service is dependant on the telephone company. Internet cafes in town are available should you require them in the event of any failure. Telephone - A telephone is connected in the living room, where you can make free local calls within province of Alicante, and receive incoming calls. *Digital Satellite Television - currently includes BBC1, BBC2, ITV1, Channels 4 & 5, SKY Movies Premier 1, SKY Sports 1 & 2, SKY 1, Discovery and UK Gold. IMPORTANT NOTE: These channels were in operation at the time of installation and could change depending on the service providers. We cannot guarantee which channels will be in operation when you are there. STEPS UPTO THE VILLA - There are steps (regular and long in depth) from the road level to the pool/garden level then further steps upto the main accommodation level. Solar-powered heating - solar panels provide hot water for the villa, and for the swimming pool in winter. Additional Pool Heating - Oil-fired heating, when required, is charged upon meter usage. Central Heating - Oil-fired full central heating is charged upon meter usage. Air-conditioning & warm-air heating - Units to bedrooms and living room, charged upon meter usage. The Panasonic units are very cost efficient to run. Cost on average is about 1€ per day usage per unit when being used all the time. Ideal when hot at night to have temperature set at 16-18 degrees.

Moraira, originally a small fishing village within the municipality of Teulada, has grown into a holiday and retirement resort within the last 25 years. The village centre, with its small and colourful Main Street, still retains much of the original character and atmosphere. The Local Authority has exerted strong planning control since the beginning and prevented the development characteristic of other Spanish coastal resorts and the terrain, sloping gently from the coast into the pine clad foothills, provides views of the coastline uncluttered with high-rise buildings. The geographical features provide an almost perfect location as the valley, which descends down to Moraira beach, is the meeting point of several mountain streams which continue to run out to sea, along the side of the beach itself, even during the hottest and driest August weather. Over the millennium these water courses have deposited their rich alluvial soil on the valley bottom which, thanks again to the foresight of the Local Authority, has been designated as Green Belt. The surrounding hills provide both shelter from the harsh winter weather from the north and a natural vortex for cooling summer sea breezes and Moraira's perfect orientation provides the majority of its properties with a southerly downhill view towards the sea. The development in the area is almost wholly of detached villas and the typically Spanish "pueblo-style" developments, with few holiday apartments and no 'holiday package' hotels whatsoever. Nearly all of the properties are owned by Northern Europeans, either as retirement or holiday homes. This dictates to some extent the type of holiday maker found in the resort - those attracted here tending to be, in the main, family units since the accommodation available is virtually limited to privately owned villas. The well spaced individual character of development does mean that the villas are spread over quite a substantial area and a car is a necessity in most areas.
