High-quality villa with private pool, only 300 metres from a sandy beach, in a quiet location at the end of a cul-de-sac in the beautiful residential area of San Nicolas with a fantastic view over the sea and the port of Denia. The villa has a living area of 250 sqm and is situated on a private plot of just under sqm with beautiful gardens and a double garage.
From the spacious terraces and from the pool you are accompanied by the magnificent sea view.
The private pool measures 4 x 8 metres and has a Roman staircase.
The temperature-controlled outdoor shower provides a quick cool-down in between. For your relaxation, six sun loungers and comfortable seating await you on the pool terrace, where the romantic flair invites you to enjoy cosy barbecue evenings with a magnificent view of the sea and the harbour.
Bars and restaurants are within walking distance. The sandy beach is only 300 metres away on foot. Take advantage of the proximity to the town centre (approx. 1 km) for a leisurely stroll along one of the beautiful promenades, which you can also reach on foot and avoid having to search for a parking space.
The large private plot is enclosed all around to preserve your privacy. Of course, the entire property, as well as the entire villa, is at your sole disposal. You enter the property through the access gate and then reach the double garage via the driveway, where you can park your cars in a protected area. From the garages you then take a lift to the first floor at pool level. The lift is particularly convenient to avoid having to use the stairs for the sometimes quite heavy shopping. By the way, you will find shopping facilities about 800 metres away.
The two-storey villa with large panoramic terraces on each floor has an open-plan living-dining area on the ground floor with satellite TV, hi-fi system with CD player and internet access via WLAN. The living area is very spacious and has an area of 110 sqm. Various patio doors lead you to the partly covered outdoor terrace and the pool area.
The modern fitted kitchen with high-quality brand appliances has a ceramic hob, oven, microwave, dishwasher, fridge, coffee machine, toaster and other utensils that allow you to prepare your meals in comfort. There is also a guest toilet on this floor. In the basement there are further side rooms with a special wine fridge, freezer, washing machine and dryer, iron and ironing board, WC and passenger lift to the ground floor, as well as storage rooms.
The open plan living area has air conditioning, which is also good enough to keep the two bedrooms this floor pleasantly cool. The two almost identical bedrooms are each furnished with double beds (mattress size 2.00 x 1.80 m), mosquito screens and shutters allow for a comfortable sleep. Each has its own bathroom with shower, washbasin and WC.
An internal staircase leads you to the upper floor with a large terrace and a fantastic view of the sea.
On the upper floor there are 2 more bedrooms with air conditioning, each furnished with double beds (mattress size 2.00 x 1.80 m and 2.00 x 1.40 m), mosquito screens and shutters are also available here. Each has its own bathroom with shower and toilet. You can enjoy the panorama from the spacious terrace.

wunderschönes Anwesen
wir hatten hier einen tollen Herbsturlaub, besonders geschätzt haben wir die Nähe zur Stadt und zum Strand, wir konnten meist auf das Auto verzichten und somit auch einmal "zwanglos" das Nachtleben von Denia auskosten
