A SPECIAL HOLIDAY PROPERTY WITH
7 BEDROOMS, 4 BATHROOMS AND 6 WC + ADDITIONAL FLAT
Designed for up to 14 to 15 people (15th person in a separate 8th room or max. 18 people - with additional flat), this unique holiday chalet was originally rebuilt in the style of a historic farmhouse and offers plenty of space for a relaxing holiday with 15 rooms and various side rooms on a total of 400 sqm. Only new natural materials were used in the construction, based on an old model. The natural wood chosen for the exterior was neither painted nor varnished in order to achieve natural weathering. For the interior, great importance was also attached to natural materials, without foregoing modern technology, such as the individually controllable underfloor heating throughout the house. Before the conversion for holiday purposes, the property served as the residence and practice of the local doctor
The house is situated in an elevated position with a sunny south/west orientation in Birkenweg 4 (350 m from the village centre) in a wonderful residential location - set back at the end of a small cul-de-sac with a wonderful view over the valley and the mountains, all the way to the Kaisergebirge.
The impressive living room with two spacious dining areas, comfortably warming ground stove and sunken brick seating area with - decorative - open fireplace creates an authentic atmosphere and invites you to linger in comfort. In the adjoining glazed outdoor seating area and on the surrounding terrace, you will find a sunny and cosy spot in summer and winter to enjoy the view of the mountains or to barbecue. You can spend wonderful hours on the teak outdoor furniture. The new, high-gloss Alno kitchen (and extra side kitchen/utility room) with two refrigerators, oven, ceramic hob, dishwasher and microwave deliberately creates a modern contrast.
Old oak planks run through the entire attic. Here you will find the master bedroom with a beautiful view of the Unterberg, a modern, elegant bathroom and WC, the large gallery and another bedroom with a double bed. On the hillside floor, in addition to three bedrooms, a bathroom, WC and a guest WC (as well as a laundry room with washing machine and dryer, wardrobes and storage rooms), you will also find another 70 sqm living and fun area with TV room (with 65 inch 4K SMART TV) and billiard room (with table football) as well as, behind an extra entrance, a flat with bathroom and WC. This always ensures that there is a place for everyone to retreat, even with larger groups. The sunny garden is practically hidden from view. Here you will also find the sauna house
In the heated storage room there is enough space to store your ski equipment or golf equipment. There are enough parking spaces available for your vehicles. The ski bus stop, cross-country ski runs and hiking trails are in the direct vicinity. The village centre and thus the shopping facilities, pubs, the toboggan slope, the umbrella bar and the indoor swimming pool are within walking distance.
All our guests enjoy various (free) services in the village through a package deal, such as admission to the outdoor and indoor swimming pools, bus rides, free parking in the village and much more

UP TO 18 PEOPLE:
With an extra flat in the building with direct outside entrance (for the older children), up to 18 people can come. The flat has two small bedrooms as well as a living room with exposed roof truss, smart TV and American kitchen and a bathroom with shower and toilet as well as a balcony with a view of the village. The flat is the only separate area of the house so far and is only rented out together with the chalet.

Hikers and bikers start directly from the property. In winter, you can strap on your cross-country skis right at the house and start on 80 km of groomed trails. The ski bus stop is only 2 minutes away.
The longest natural toboggan run in Germany, the lift and the snow tubing run are nearby. The village of Reit im Winkl, with its famous Winklmoosalm/Steinplatte ski area, has something special to offer both those seeking relaxation and ambitious winter sports enthusiasts. Here, in Germany's most snow-sure skiing area, beginners and professionals will find everything a sportsman's heart desires. Reit im Winkl is known as Germany's place with the most snow and sun.
The climatic health resort of Reit im Winkl is primarily characterised by its fantastic landscape, which is worth a visit at any time of year. Sports and leisure activities as well as cosy gastronomy are available in a wide variety of forms. And if you like, you can also take a trip and spend an evening (or day) in fashionable Kitzbühel.

| The object price refers to occupancy with 6 persons. Each additional person/bed is charged at € 19 (babies are free of charge; three baby cots and three high chairs are available; baby linen can be provided on request) Bed linen, shower and hand towels, stove wood, electricity (sauna) as well as parking in the village, bus, free entry to outdoor/indoor swimming pool etc. are included. The only additional charge is the visitor's tax (depending on season and age, approx. 0 to 2.70 € per person/day) During Christmas, Sylvester and Carnival week we charge € 25 (instead of € 19) for a minimum of 15 guests and € 25 for the 7th person or more. Special conditions for short-term bookings, gaps in occupancy and long-term rentals in the low season - please ask us. In case of less than full occupancy, individual sleeping areas may be closed - please contact us for more information |

A winter dream
Hello Vierbach family,
thank you again for our wonderful holiday week in your house Chalet Bergdoktor in Reit im Winkl
The house is very well equipped and we found more than expected. Especially the kitchen surprised us - everything we needed is there - even a spaetzle slicer ;-)
Besides 2 fridges and a coffee machine, there is also enough cutlery and crockery in the kitchen
Due to the size of our group, we didn't occupy all the beds, so we spread out nicely throughout the house and used all the rooms
The flat on the ground floor was perfect for the family travelling with us. In this completely closed area, the baby could also sleep when we celebrated together in the living area
The landlords: very nice and quick contact and all our questions were always answered promptly
Kitchen: clean and very well equipped
Bathrooms: partly newly renovated and clean
Rooms: well equipped and clean
Basic stove: great thing
Corner bench: our favourite place
Living room: cosy and nice view to the mountains
TV room: well equipped and with sofas
Billiard and table football room: available
Ski boot room: completely sufficient
Sauna: very nicely done

Relaxing, successful holiday
Quaint and rustic house that can easily be forgiven for small blemishes
Quiet location with a beautiful view on the southern outskirts of the village without traffic noise invites you to go for walks and hikes.
Many spacious rooms provide retreat possibilities and the carpentered dining area offers enough space for 8 pers.
The bakery is within walking distance and you can buy fresh bread from 7.30 a.m. onwards
A "Nice to have" is the 2nd fridge for drinks etc, also the existing dryer to the washing machine.
For us as multi-generational holidaymakers with 2 children and both grandparents, ideal, highly recommended!
