Description

The flat is located between the Volksoper and large parks and offers pleasant living in a quiet but central location. The flat has been completely renovated and is equipped with the latest technology. The anteroom leads past the large bathroom with WC, corner bath and shower and the fully equipped kitchen to the bright living room. Here you will find comfortable real leather sofas in front of the large TV corner with DVD player and hi-fi system. The dining area offers enough space for 4 people. From the living room you enter the larger bedroom with a large double bed and wardrobe. These two rooms are south-facing, so the flat is very bright even in the winter months. Next to the kitchen is the second bedroom, equipped with two single beds and a wardrobe. Neither room faces directly onto the street, but into 2 different courtyards, making the flat very quiet.
The flat is heated by central heating with an individually adjustable temperature controller.
Good entertainment is provided by: cable TV, super fast internet, hi-fi system and DVD player, books and board games. Fully equipped kitchen with ceramic hob, extractor hood, microwave/oven combination, fridge, dishwasher, filter coffee machine, espresso machine, kettle, toaster, hand mixer, etc.. Furthermore, there are enough dishes, glasses, pots, hoover, iron and board. Everything is completely new and of very high quality.
Neither of the bedrooms faces a street, so both rooms are very quiet. Due to the thick walls of the old building, both rooms are always well tempered
The larger bedroom 1 is accessible from both the living room and the bathroom and faces south. It is therefore a very bright room with a view of the large green inner courtyard. The bed is 1.80m wide, of course there is also a large wardrobe and a seating area with table in this room.
The smaller bedroom 2 is accessible from the kitchen and looks into a small green courtyard. The two single beds are each 1m wide and can be pushed together if necessary. Furthermore, there is a wardrobe, a seat and a small table.
Of course, bedding and extra blankets are provided for both rooms.
The large bathroom contains a corner bath, a shower, the toilet, the washing machine, a mirrored cabinet and a washbasin. The room is accessible from bedroom 1 as well as from the kitchen.

The flat is located on the 1st floor of a typical old Viennese house, which has been freshly renovated.
It is located on the edge of the 'Cottage' district, which is one of the most beautiful residential areas in Vienna and invites you to take a walk with its large green area, the many magnificent villas and parks. The nearby Währingerpark and Türkenschanzpark also offer large children's playgrounds and dog play areas.
The proximity to the shopping street Währingerstrasse and the Kutschkermarkt guarantees a perfect local supply, as there are shops of all kinds here.
The 18th district offers a wonderful mix of big city flair and recreational area. The right place to start exhausting sightseeing tours and then end the day here in comfort!
A walk to St. Stephen's Cathedral takes about 30 minutes and leads past the Volksoper and the 'Altes AKH' building complex, which is a popular recreation area for many Viennese.
Only a few steps away from the flat is the bus stop Gymnasiumstrasse of bus line 40A or the tram stop of lines 40 and 41.
Due to the direct connection to the underground line U6 (either by foot 6min or by bus 40A or tram lines 40 or 41), e.g. the Westbahnhof and the most important Viennese shopping street 'Mariahilferstrasse' or the AKH (Austria's largest hospital) can be reached quickly. By bus or tram you can reach the 1st district in a few minutes (Schottentor stop), but also the outskirts of the city, where the Vienna Woods invite you to hike and linger in cosy 'Heurigen'.
As Vienna has a very well-developed public transport network, you can easily reach all sights without a car. Vienna probably has something to offer for every visitor: for those interested in architecture, many old, beautifully renovated houses and palaces, oodles of history, sensational performances in various opera houses and theatres and a wide range of alternative cultural offerings, large green areas to relax in, many shopping opportunities and of course an exceptional gastronomic scene.

Währingerstrasse, a 3-minute walk away, is a popular shopping street with many different grocery, fashion/shoe and other shops and eateries and the well-known 'Kutschkermarkt', where you can sample many fresh specialities.
Culture: within a 10-minute walk you can reach the following important pillars of Viennese cultural life: the Volksoper, as well as the cultural centre WUK with great concerts and workshops, the 'Theater des Augenblicks' or the concert café Schmid Hansl (classical Viennese music). Furthermore, every Sunday there is a jazz brunch at Gasthof Fischerbräu with good food and great live music.

Again and again with pleasure

We were very satisfied with the flat. The flat was very clean and had great facilities. The bedrooms are very quiet. There is a Spar grocery store around the corner and parks and public transport are also close by. The landlords are very friendly and happy to help with any questions. There are plenty of towels and the kitchen is also equipped with some utensils. Even spices and oils needed for cooking are within easy reach
There were no problems with our dog either. A "pee" green strip for the 4-legged friend is about a 2-minute walk away. Many dog zones are also only a few minutes' walk away.
If you arrive by car, there is a parking garage nearby.

Gladly again.
