This gorgeous home is located in a very nice and quiet area of Cape Coral. The house is located on a the Eight Lakes and offers a very large pool with spa. Shopping facilities, restaurants, outlets, supermarkets ... everything is nearby. Cape Coral is criss-crossed with water canals and is called the Venice of Florida. Cape Coral is characterised by peace, relaxation and pure luxury at reasonable prices.

ELECTRICITY: Electricity is included at $100 per week (which is usually sufficient).*** LICENSES AND TRUST ACCOUNTS: It is strictly prohibited in Florida to hold funds for others without keeping meticulous records of them through an escrow account or trust account. These escrow accounts are subject to inspection by the state (Department of Business and Professional Regulation or DBPR for short). In order for the state to give permission to even keep such accounts, you need certain licenses (exams must be taken, fingerprints are taken, criminal history is investigated, etc.). We have ALL the necessary licences and of course we keep the prescribed trust accounts.*** |
Cancellation terms:
- REBOOKING, CANCELLATION, TRAVEL INSURANCE A processing fee of $100.00 will be charged for all changes to this booking. Any change requires written confirmation. Any change that is made after conclusion of this agreement (for example: change of property or time period) will be treated as a cancellation and subsequent new booking, I.E. terms of cancellation apply if not confirmed otherwise. Cancellations are to be submitted in writing. The relevant date to calculate the cancellation period below is the day of reception of the cancellation notice. In addition to the above described processing fee of $100, the following cancellation fees apply to all booking cancellations: Up to 45 days prior to commencement of rental 30% of rental fee 44-31 days prior to commencement of rental 50% of rental fee 30-15 days prior to commencement of rental 80% of rental fee 14-0 days prior to commencement of rental 100% of rental fee

We are market leaders in terms of occupancy (80% average) and repeat guests / referrals (about 60%) due to our extreme guest orientation. Electricity is always included at $100 per week, which will be sufficient. So no additional payments are to be expected at the end.
We do NOT take a deposit from our guests (trust instead of mistrust ... and avoid trouble for the guests after the holiday).
ALL houses are exclusively managed and rented by us. So you have to deal only and exclusively with us and not with the already "self-willed" owner or any property management, which is not allowed to decide anything.
